He ends the novel with the protagonist Raphael, Gardo and rat starting their new life together. In the course of the novel, they faced many challenges and their friendships grows. He shows the meaning of friendship through the bond between Raphhael and Gardo throughout the book. Gardo is like a big brother to Raphael. He is strong and protective, never leaving Raphael’s side. The two go through everything together. Such as when Raphael is arrested, Gardo feels it too, â€Å"Gardo was right with me at once, and he was talking fast, saying, â€Å"What are you doing? What has he done?† P. 56. This tells the reader just how much Gardo cares about Raphael and through out the whole book Gardo continues to display his caring nature.

Furthermore, students will also learn to become independent and responsible citizens who are capable of handling difficult emotional and social situations with a positive and productive disposition. The student enrollment in the Bangkok High School is approximately 1,715, there are 168 certified and non-certified personnel, and the number of students with each teacher is 22 (Bangkok School, 2009). Each tournament has a committee that set aside a few special exemptions for players they would like to attend their tournament. One final avenue to becoming a professional PGA golfer is known as t he Club Professional. Each course around the country has a resident Professional. Gaining membership to this section of the PGA is done through apprentice program. A golfer must work under an established golf professional. Over time, and after fulfilling certain requirements, a player is recognized as a Golf Professional as well. Qualifying School is held every year by the PGA Tour and allows amateurs to compete for a post on the pro tour (25). When you continue to have success against top amateurs, this gives you the opportunity to explore your professional options. At this point, finding sponsorship support becomes very important, because breaking into professional golf is very expensive. When you feel ready to take your game to the professional level, you should begin the process of getting your PGA Tour card. Once you register with the PGA Tour and pay the registration fee, you begin the qualifying process. About 1% of the people who register for a PGA Tour card get a card each year (Forsyth 39). It is a long and difficult process. You have to finish at the top of various events over the course of months. Mr. Forsyth points out that, it takes most people multiple attempts, if ever, to get onto the PGGA tour (41). Even after obtaining your PGA Tour card there is no guarantee you will remain on the tour. Each year requires you to play well enough to keep your PGA Tour card. There are various ways to retain your card, such as being in the top 120 players or finishing in the top ten in a major (42). One of the major rewards of the game is that ev ery round begins with a new scorecard. Every time you walk onto the course, you play with the thought that this is your day to be the champion. With all the benefits of this career, it is clear why professional golfers say, Play golf for a living and never work a day in your life. (44). Golf is one of the few professional sports where you can control your own future. Even if there are no educational requirements, it would still be best if you finish a degree in college so that you have some sort of back up if you do not make it on the tour. To be a Golf Professional will surely take a lot of hard work. Some golfers believe that you must have some sort of natural talent to have chance of becoming a pro. In a book called The Golfers Mind Dr. Bob Rotella states, if becoming an expert means joining the PGA Tour then it is believed that a very minute percentage of us will actually make it, no matter how many hours it is. This side of the issue believes that while most PGA pros have spent the better part of their lives playing golf, they still possess an underlying talent that separates them from the rest of the pack. For every guy on tour there are probably 50 guys that did the same thing growing up but did not have the talent to take it to the next level (Sotzek 112). According to Sotzek, it comes down to the fact that talent by itself can be wasted without practice, work ethic, and desire, but at the same time desire, practice, and work ethic are all pretty useless without some natural talent (114). While most professional athletes have a great work ethic, it is still their natural ta lent that gets them to the top of their game. The opposing views of the natural talent argument by Dr. Bob Rotella states that is an excuse for those that lack drive, motivation, mental fortitude, dedication and the ability to sacrifice. All of these things can be learned and for many professional athletes are learned at an early age so it appears to be natural ability (27). If you read any story about a top golfer, you will realize that they spent the majority of their life practicing their skills because they thrive on competition. That is the sacrifice you have to make. So after all is said, both sides of this argument agree on is that golf is a game that cannot be mastered. Most golfers continue to play because of the love of a challenge. Playing great golf is much more than developing solid fundamentals and sound technique. It is about keeping all things perspective. A lot of players accept that idea that they will have good days and bad days on the golf course and therefore they do not work at it. In fact, study and practice produces results. The golf swing will always be a work in progress regardless of how good you are. The goal is to have a swing that is sound and works with every club in your set and holds up under pressure. The true essence of golf is capitalizing on opportunities and minimizing mistakes. It is a thinking mans game t o a great degree. Every shot is your responsibility. As long as you have the passion for the game, you can fulfill your dreams. Dreams do come true. If you do become a professional golfer, you will have a chance to earn big money and at the same time, play the sport you really love. If you do not like to work inside and if you love the outdoors, you will surely enjoy this kind of p rofession. Often times, you will also be traveling from one place to another together with your competitors sand so you can also gain many friends. Many young golfers set their hearts on playing on tour, but plenty of other opportunities exist in professional golf far beyond the golf course. PGA professionals are top class players but are also experts in other areas of the golf industry form running golf courses, to coaching and teaching. Becoming a professional golfer is a full-time job that requires commitment and love for the game. A golfer can become mentally tougher by learning from past experiences, because the game is a constant learning process. The approach to achieving a golf goal is to formulate a game plan and proceed systematically. Along the way, there is a need to assess and reassess strengths and weaknesses honestly. It takes time and effort to pursue a career on the PGA Tour, but the end result will be worth it.

Brief Encounters Brief encounters do seem to be accidental, but I also think that they are part of a plan that nobody understands. Like in the short story "Pen of My Aunt," the man just shows up at her door and she seems to know what to do about it. All the lies just come to her, and that encounter changed him and her for the rest of their lives. She probably saved his life by giving him the names of safehouses down the road a ways. Brief encounters can break down barriers not only between people, but also between people and animals. Maude Martha shows this when she finally traps the mouse in the trap. They seem to be communicating to each other about who won and what to do about it. She sees how the mouse is in acceptance about being caught, and the mouse is supposed to be her enemy. She then feels dirty in the fact that it is helpless and decides to let it go. That shows that a brief encounter like that broke down the wall between Maude Martha and the mouse. There do lie hidden qualities in each of us that a brief encounter will bring out and show to the world. The story that proves this is "The Grains of Paradise." I picked this because Pete Hoyle is in a pepper-eating contest with the Indians and they have all their money on the table that they probably own. Legalizing gambling in Hawaii Essay

I say we should legalize gambling in Hawaii. First of all, it would drastically increase Hawaii’s revenue and flow of tourism. Hawaii is already mainly dependent on tourism for incoming revenue. Some claim that crime might rise, but crime is there regardless of any laws, in any city, state, or country one might reside in. The state could utilize some of the vastly refined revenues to amplify law enforcement. This will help combat any criminal activity. A good defense is a strong offense. Many say that gambling corrupts moral values, but it is one’s own responsibility to control themselves, and pass on, or maybe arbitrate, knowledge to their children: the importance of moral values. For example, many people blame television for the corruption of their children and making them stupid. I blame the parents for letting them watch those television shows. Parents should apply, even if by force, the rules to gambling. Don’t gamble unless you know the odds are in your favor. Gambling occurs every single day, everywhere. The state should take advantage of this by legalizing gambling and taxing it. Do we really need more criminals? No, we need more revenue. If we tax individuals that already illegally gamble, the state would have made millions in taxes. There already are poker, baccarat, black jack, and machine room houses. It is true gambling is not for everyone, especially stupid people. â€Å"Why? † you may ask. It is because stupid people make stupid choices. There should be a limit to how much money an individual can gamble with per year, depending on their income and winnings. This is traceable by their taxes. For example, if one person makes $40,000 per year, and have no dependents, they are only allowed to gamble $10,000 to $15,000 for that fiscal year. This will ensure that the individual’s life may still function. Crackheads and homeless people should not be able to gamble because this would most likely inspire them to pursue criminal activity for money to gamble with. The current illegal gambling houses that use computerized machines are full of these crackheads. It is because there are no rules in these current gambling facilities, that many have gambled away all their money, and live a criminal life in poverty. Why not start small and test the waters? The state should allow only a certain small district or street to open legal casinos. Even if the taxes are ridiculously high for these casinos, there is no doubt that entrepreneurs and businesspeople will open them, anyway. With the high stream of income from gambling and tourism taxes, the residents of Hawaii deserve a tax break. We have been struggling with high taxes for too long. If gambling were legalized in Hawaii, there is no doubt that alcohol would be cheaper. Prostitution would also increase, but a smart government would also take advantage of that. They should legalize prostitution and tax that as well! Well, they should, under closed and controlled areas of course. In conclusion, if Hawaii legalized gambling, it would greatly benefit our economy. The human species are best known for adapting to new things and new environments. We could adapt to this and have a great life.

Love in “A Midsummer Nights Dream” Essay

In Shakespeare’s â€Å"a Midsummer Nights Dream† love is shown in many different ways. During the play there are many different sub-stories and extra plots that it is easy for Shakespeare to add many different ideas, these sub-stories in the play are the story of Pyrimus & Thisbee and also the story of the Fairy King and Queen Oberon and Titania. With these added plots in place Shakespeare adds the themes of deceit, magic and confusion. In Act 1 Scene 1 parental love is shown when Hermia’s father Egeus tries to get his daughter to marry Demetrius who he believes is much better for Hermia than her true love Lysander. Egeus believes he is protecting his daughter by attempting to force her to marry Demetrius but is actually going against his daughters wishes as she wants to marry Lysander, Egeus then presents her with an ultimatum which makes her choose to marry Demetrius of live a Celibate life in the church and it is at this point in the play that Hermia and Lysander choose to runaway. This is a good example of parental love going terribly wrong as Egeus loses control over his daughter when she deceives him by running away with the man her father disapproves of her marrying, this also starts of the plot of the confused lovers. Shakespeare portrays the confusion between Hermia, Lysander, Helena and Demetrius by using the fairies and the ideas of dreams and magic so the reader cannot tell what is reality and what is fantasy. It is at this point in the play when the fairies are brought into the play as the mischievous ‘Puck’ causes mayhem between the four Athenians. The confusion is caused when Oberon sees Helena constantly doting over Demetrius despite Demetrius’s love for Hermia, he then sends Puck to fetch a magical flower to put on the eyes of Demetrius so that he would wake and set eyes on Helena and fall in love with her, but this all goes wrong when he places the flower on Lysander’s eyes and he is woken by Helena, consequently falling in love with Helena and snubbing Hermia. The confusion thickens further as Puck then also applies the magical flower to Demetrius and he also falls in love with Helena and results in Lysander and Demetrius fighting over Helena. This keeps the r eaders interest because of the sudden role reversal between Hermia and Helena. The Confused Lovers is written into the play well into the play very well and effectively and by portraying it using fantasy and  magic Shakespeare is able to add another dimension to the play. By bringing magic into the play Shakespeare introduces the deceitful element to the love and also a higher level magical degree. The story of Oberon and Titania is one of Male Dominance, Jealousy and Conflict. Titania and Oberon are king and queen of the fairies and there relationship affects the goings on of nature. Titania’s part in the play is highly unpredictable as she shows love for 3 different characters; these characters are Oberon, Nick Bottom, and The changeling child. These are three different types of love, her love for Oberon seems forced and full of conflict, her love for Nick Bottom is due to the same magic as used on the confused lovers and her love for the Changeling Child is out of care and consideration as she has rescued it. The changeling child sparks the argument between Oberon and Titania and this leads to Titania’s abrupt love for Nick Bottom. This is planned by Oberon as revenge for Titania not giving him the changeling child as a servant. Titania’s love for Bottom is only due to magic and many other aspects, one of these aspects is Titania’s love of being in love and the love for bottom is very wrong. It is wrong as he is an innocent victim of Oberon and Puck’s trouble making and cannot do anything to stop what has happened and Titania takes advantage of this using her beauty and the luxurious treatment he gives him to get what she wants while he believes it is a dream, we realise this as he isn’t sure where he is or what happened to him. There is love between Hermia and Lysander and also Demetrius and Helena either side of the confusion when the four venture into the forest. The love between Lysander and Hermia is very true and exists from Lysander to Hermia and vice versa. This is displayed very early on in the play when Lysander refuses to give up on Hermia when her father demands she marry Demetrius and also when Hermia is willing to run away from a life of spoils and riches just to be with Lysander. This love is still the same at the end as neither Hermia nor Lysander have any memory of what happened due to magic yet again. On the other hand the love between Demetrius & Helena is forever changing up until the end of the play, at the start Helena’s love for Demetrius is doting and obsessive but Demetrius returns none of this love. This is well  shown when they are in the forest and Helena says â€Å"the more thy object me the more I dote on you† she continues to make comments like this even when Demetrius continually rejects her, it is obvious he dislikes Helena as he makes comments such as â€Å"I love thee not, therefore pursue me not† this makes it obvious to Helena that Demetrius dislikes her but she still pursues him right up until the end of the play when he finally falls in love with her. Although once more this love is only due to the magical works of Puck. The problems between Hermia and her father are resolved when the four now unconfused lovers are found by Theseus and Egeus in the forest, Theseus then heard of there love for each other and declared â€Å"fair lovers you are fortunately met† and all happiness is achieved. The four lovers have no memory of the events that have happened and think it is all a dream but it is actually reality. Shakespeare uses a variation of techniques and themes to portray love in â€Å"A Midsummer Nights Dream†. Many are successful but the sub plot of Pyramus and Thisbee is unsuccessful as it does not play a major part in the play and the reader knows that the happenings of the play are not reality but with the other themes the reader does not know whether the happenings were reality or not. The other themes are successful because of the fact that there is no differentiating between reality and dreams, I think Shakespeare is successful in portraying love in the play and I also believe that his extensive use of various themes is a key to this success.

Case Study †Angus Cartwright III Essay

I. Case Overview Angus Cartwright III, an investment advisor, was asked to provide investment advisory services for two clients, John DeRight and Judy DeRight. They both wanted to purchase a property that (1) is large enough to attract the interest of a professional real estate management company and (2) has a minimum leveraged return on their investments of 12% after tax. Their major goals are: Diversification of investment portfolio Protection from future inflation Take some tax advantages (especially for John) Mr. Cartwright selected four properties and performed various financial analyses to best match the needs of his clients with the characteristics of the properties and the returns they offered. II. Assessment of the Analyses and Assumptions: Cartwright employed three stages of analysis: Preliminary Analysis (Exhibit 1 to 3), Risk Analysis (Exhibit 4) and Financial Analysis (Exhibit 5 to 10). Preliminary Analysis starts with gathering key facts and data such as purchase prices, current and future income, depreciation, estimated sales price and cash flows, loan and its rate and amortization, taxes and etc. The 1st year setups (Exhibit 2) for each property were developed and major comparable statistics (Exhibit 3) were calculated. Such analyses serve as a foundation for identifying directions and strategies for further detailed analysis, including financial analysis, physical inspection and an examination of day-to-day operations of potential investment properties. Risk Analysis consisting of a review of financial leverage (loan to value ratio) and operating risk (debt coverage ratio) can help a real estate investor to weigh the level of risks in relation to his investment objectives. In this case, Fowler had the highest leverage of 74.47%, while Alison Green had the highest Debt Coverage Ratio of 2, followed by Ivy Terrace(1.92), Stony Walk(1.46) and Fowler(1.26). The cushions they had are all sufficient for most lenders. The Break-Even Analysis, shown in Exhibit 4, was valuable to understand how a small change in occupancy levels can make a corresponding change in a property’s financial performance; most real state analysis assume the initial occupancy rate to remain at the same level through the investment period. Once all the relevant and key financial data is gathered, a number of effective financial analyses were performed; they are capitalization rate on both purchase and sale, cash-on-cash return rate, Internal Rate of Return (â€Å"IRR†), Net Present Value (â€Å"NPV†), Profitability Index and Cash Flow Analysis. The Quality of the financial analysis outcome heavily depends on the quality and accuracy of implicit assumptions used. However, applying financial analysis is still the best way to estimate the future performance of investment properties and comparing or prioritizing multiple investment opportunities. IRR is the most important and frequently used investment analysis indicator. Understanding various components of an IRR (Exhibit 8, 9 and 10) can help to carefully plan the timing, the sequence and size of events within an investment that will  impact the performance/outcome of the investments. In his analysis, Cartwright used the following assumptions: Annual increase in cash flow from operations: 4% for Fowler and 3% for the others. Vacancy rate: 5% for Alison Green and Stony Walk, 7% for the others. Capital reserve: $250 per apartment p.a., timing of when to disburse the reserve and its tax implication Sufficient funding of the equity investment Tax laws remain stable with ordinary tax rates: 35%; Capital gain tax rate: 15%; tax rate on the depreciation related gain: 25% Cartwright made, in general, conservative assumptions to simplify his analysis, and therefore, no particular assumption stood out to be unreasonable. As a continuing effort to improve quality of his assumptions, we could revisit and review his assumptions with the following generic questions: Is 3% or 4% increase in cash flow reasonable in current market/economic condition? How realistic is it to negotiate a rental guarantee with developers to be at 93% occupancy rate? How realistic is it that the capital reserve will remain at the same level for the next 10 years? How realistic is it that the leasehold payment will remain at the same level for the next 10 years? Should there be any significant changes in the outcome of the analysis, if the timing of the reserve disbursement is not assumed to be at the end of the lease term? Will there be any trend or expected government legislating new tax laws that will have significant impact on real estate investments? All properties appear to be large enough to attract the interest of professional real estate management companies and all exceeded the minimum leveraged return on investments of 12% after tax. On the simple return measures, Stony Walk had the highest Capital Rate on Purchase where Fowler ranked at the highest in Capital rate on Sales; Alison which had a high cash flow with low vacancy rate, and thus a high effective gross income was ranked in first for the Cash-on-Cash Return; Fowler which was still under construction and appeared to be undervalued had largest increase in capital value. On the discount return measures, Fowler had the highest IRR at 15.38 while Stony Walk had the lowest rate at 14.54, with a difference of 0.84; Alison had largest NPV with a difference of $115K comparing with the lowest NPV; Fowler which required the smallest equity investment had the highest Profitability Index. While the two residential properties have higher returns from their on-going cash flows, the increase in the investment value of the other two commercial properties will come from future value increase – see Exhibit 9. As we can see from the breakdown of IRR, Alison Green and Ivy Terrace were projected to have higher steady income streams than the other two properties. Between them, Alison, although with a lightly lower IRR, has much higher tax benefit than the Ivy. Alison requires a higher initial equity investment than Ivy. However, Alison is estimated to be appreciated more at the end of 10 year and therefore will produce higher capital gain. Since John wants to take advantage of the new tax law and pay his capital gains at the newly enacted 15% rate, Alison is a better choice than Ivy. For Judy, our team recommends Fowler Building with the following  reasons: Unlike John, Judy is an active executive who can be a more aggressive investor and has some available fund for outside investment to diversify her portfolio. She may not care about the stable incoming cash flow as much as John. She will be more tolerant on any fluctuations such as a short-term, negative operating risks such as lower occupancy rate or lower investment value at the beginning as long as her investment will appreciate adequately at the end. How does organizational culture influence the selection, sponsorship, prioritization, and ultimate success of projects?One of the most critical factors for project success is organizational culture and behavior to support project management process. As a result, it is highly important for organizations and managers to understand the influence of organizational behavior and culture in order to meet ultimate success of projects. In this case, we should first know the definition of organizational culture. Organizational culture is made up of attitudes, beliefs, values and behavior of its employees. It is the workplace environment formulated from the interaction of the employees in the workplace. Organizational culture is defined by all of the life experiences, strengths, weaknesses, education, upbringing, and so forth of the employees. While executive leaders play a large role in defining organizational culture by their actions and leadership, all employees contribute to the organizational culture. Although there were subordinates to the royal power, the kings’ decision was final at any required situation. Some kings ruled through their heirs, making it possible to oversee and maintain order within the entire Egypt territory.
